Why framing mold shows up on renovations
Lumber arrives damp, sits under a tarp in the rain, or gets soaked while a roof or window opening stays exposed for a week. By framing inspection, speckles have spread along the studs and the underside of the sheathing. Most of it is surface growth, not rot, which is why it can be cleaned instead of replaced.
We work around the other trades: containment where occupied space is next door, HEPA vacuuming, sanding or blasting of the stained faces, a meter check, and photos for the file. If the water came from an opening that is still exposed, that gets closed first, or the growth returns after close-in.

Framing lumber and sheathing
Studs, top plates and the inside face of exterior sheathing carry most new-build growth, especially on the side that faced the weather while the building was open. We HEPA vacuum loose growth first so it does not spread, then sand or blast the stained faces until clean wood shows. Sheathing that has softened or delaminated is a different call: it gets replaced, not cleaned. Each wall section gets a meter reading so you know it is dry, not just clean, before insulation goes in.

Subfloor and joists before close-in
Plywood and OSB soak up rain faster than framing and dry slower, so a floor that stayed wet for days often grows mold on its underside and on the joist tops.
